Immersion Heaters are used inside hot water storage cylinders to heat up the stored water. The water is controlled by a thermostat which switches off when the desired temperature is reached.

Since April 2004 new and replacement thermostats need to incorporate an overheat safety cut-out device which will disable the Immersion Heater should the thermostat become faulty and continue to boil.

Some signs of an Immersion Heater Problem:

■ Fuses keep blowing
■ Hot water changes to cold
■ Water is excessively hot

Note: The Landlord and Tenant Act 1985 and the Electrical Equipment (Safety) Regulations 1994 require landlords to ensure that their electrical installations and appliances are safe when a tenancy begins, and that it is maintained in a safe condition throughout that tenancy.

One way to ensuring safety is to undertake a regular formal inspection of the fixed wiring together with any supplied electrical appliances such as cookers, kettles, toasters, washing machines and immersion heaters etc.
